Presidential City Apartments

A Mid-century landmark with 21st century amenities, Presidential City’s complex of high-rise apartment towers has stunning views of downtown, Fairmount Park and the Schuylkill River. Constructed in the 1950s, the 12- and 14-story towers have been refurbished for contemporary living.

Serving as the Architect of Record, Olaya Studio designed the restoration and renovation of Washington, Adams and Madison towers, each with approximately 250 units. Exterior renovations included complete window replacement, painting, and masonry repairs. To modernize the façade, windows were increased and sills dropped in a playful, random, contemporary pattern. 

The firm designed several different floor plans with variations on the number of one-, two- and three-bedroom units. 3D modeling software was used in the design of the apartments as well as lobbies, lounges and public spaces. Ultra-modern and luxurious, the buildings are also green, incorporating energy-efficient lighting, appliances, windows, insulation and stormwater retention systems. In addition to commercial offices and a restaurant on the ground floors, the complex at Presidential City has a new resort-style pool club and fitness center.

Olaya Studio’s fluency with Philadelphia building codes helped to ease the client through the process of complex reviews and approvals for the massive 25-acre project. The team for Presidential City included Advanced Engineering Inc, MEP engineers; O’Donnell & Naccarato, structural engineers; and The Façade Group, curtainwall consulting.
